  • Determine your budget: You HAVE to know your numbers. I can’t stress this one enough. It takes more than just going on an online calculator and estimating what you think you can afford. If you’re not planning on buying your next house in cash, let me put you in touch with the right lenders to review your financials with you and determine if you can qualify to buy a house before selling.
  • Know the true value of the house: Don’t just go off the Zillow “Zestimate”. Meet with me so I can tell you what it’s really worth in today’s market “as-is”, or if improvements should be made before selling.
  • Know the costs involved: Buying and selling properties also means paying loan fees, city and county transfer fees, real estate commissions, escrow fees, and more. When you meet with your real estate professional (that’s me), I’ll provide you with a list of all these costs so there are no surprises.
  • Secure a loan pre-approval: Obtain a fully underwritten pre-approval from a local lender to establish your buying power and expedite the home-buying process. You don’t want to start shopping before you have this in hand. The offer you write on a home will be dependent on what the lender can do for you, and how quickly.

Step 2: Create a Realistic Timeline

  • Determine which should come first, your home purchase or home sale: Your Realtor® will be reviewing your goals with you in detail to help you determine what makes the most sense for you and your family, plus taking into account your financial situation above.
  • Coordinate closing dates: We’ll work closely together to coordinate the purchase and sale closing dates for both transactions. Aim for a seamless transition between the sale of your current home and the purchase of your new one. This sometimes entails a rent-back period after you sell your home so you are not moving multiple times.

Step 3: Prepare for Contingencies

  • Develop a backup plan: Have a contingency plan in place, such as renting a temporary residence or staying with family or friends, in case unexpected delays occur. I’ll review possibilities with you ahead of time so you are aware of your options.
  • Be flexible: Be flexible with closing dates to accommodate unforeseen circumstances and ensure a smooth transition for everyone involved.
